Do not start the application before the sales dossier is ready

Digital application does not eliminate missing information; It only changes the way the file reaches the directorate.

Before the application, the island, parcel and independent section information of the real estate to be sold must be verified with the current title deed record. Whether the sale covers the whole or a specific share, the identity and contact information of the buyer, the sales price to be declared by the parties, and the power of attorney information, if any, should be clarified from the beginning.

Enter the transaction type, property and parties in the correct order

You can enter the Web Title Deed system via the official address or through the TKGM Web Title Deed service within e-Government. In the application menu, sales is selected among title deed transactions; The real estate subject to the transaction and the directorate where the transaction will be carried out are determined. If the transaction option will be used in a different directorate, the requested province and district information is filled in the system separately.

The information of the buyer or buyers, the share subject to sale, the declared price and contact information are entered. Special situations such as multiple sellers, share sales, illiterate parties, representatives, witnesses or transactions with existing rights on real estate should be clearly stated in the description field. Do not think that document uploading and directorate review are the same stage

The information and documents added to the application are forwarded to the relevant land registry office. Directorate staff examines the file in terms of the parties to the sale, real estate registration, declared value and transaction-specific requirements. If there is anything missing or needs clarification, additional documents or information can be requested through the communication channels registered in the application.

Although DASK information and real estate declaration value can be queried through some integrations, it should be checked that the data appearing in the system belongs to the correct real estate. Verify fee message and signature appointment with application record

When the file is prepared, the title deed fee, revolving fund fee and signature time can be notified to the parties. The application number, directorate and transaction information in the message must match the Web Land Registry record. Payments must be made through the bank, e-collection or other official channels specified by TKGM; Links requesting money transfer to a personal account should not be respected.

Before paying the fee, the sales price and party information on the official bill should be checked one last time. ID cards, if required, the original copy of a representation document and other documents requested by the directorate must be present at the appointment time. The possibility of one of the parties not being able to attend should not be left to the last minute; The scope of the representation document must be verified in advance.

Read the official deed at the signature, check the new record after the transfer

After checking the identity and will of the parties at the land registry office, the official deed is read and signed. Real estate information, share ratio, sales price, buyer and seller information and special explanations, if any, should be checked before signing. If there is a statement that is not understood or different from the agreement of the parties, it should be asked to the officer before signing.

After the registration is completed, the buyer should check the current title deed record; The seller must also confirm that the property is out of his portfolio. Property tax notification, DASK update, subscriptions and site/apartment management records are tracked separately from the title deed transfer. Completion of registration does not mean that subsequent obligations are automatically fulfilled.
