In Title Deed Clearing, the buyer and seller register to the system with the e-payment number generated by the land registry office for the sales application. The sales price sent by the buyer is kept in an independent blocked account at Takasbank. When information is received from TAKBİS that the registration has been completed, the price is transferred to the IBAN declared by the seller via EFT.
This system reduces the time gap in which parties have to trust each other; but does not conduct a legal or physical inspection of the property. Risks such as wrong real estate selection, incorrect sales price, contract with an unauthorized person or inappropriate credit plan require separate controls. Registration and fee information must be verified on the official Title Clearing screen on the transaction day.

Evaluate the bank reliable account option with the same questions
Land Registry Reliable Account applications, offered in cooperation with TKGM and the bank, aim to transfer ownership and ensure that the sales price changes hands in a controlled manner. Banks' access channels, credit transaction support, fees and transaction hours may differ. The available products and conditions according to the bank used by the parties should be inquired in advance.
Whichever method is chosen, how the system matches the title deed application, under what conditions the money will be transferred to the seller, return period if registration is not registered, transaction limit and support channel should be seen in writing.
